David Fenley's approach to real estate is straightforward. "It's easy," says the young chief executive officer of Fenley Real Estate, a family-owned company that develops, builds, manages and owns, commercial properties in the Louisville area.
"You go out and study, study, study. Once you know what the market is, you design to it and it leases."
David Fenley's father, Dick Fenley, began developing residential property and building houses in 1954. Cherokee Woods off Garden Drive near Seneca Park is among the areas developed by the elder Fenley, who is now retired.
Since 1994, when Fenley Real Estate shifted from residential to commercial development, the firm has renovated or built 10 office buildings at four sites in the Louisville area and purchased property at another three locations for future developments.
During scouting trips to Silicon Valley, North Carolina's Research Triangle Park and Atlanta, David Fenley said he studied "the future of real estate" models to assess the needs of fast-growing companies.
Fenley Real Estate's buildings contain design elements that enable tenants to maximize space and keep overhead costs down.
